Finding an apartment

Availability, costs, layouts, and the details to confirm for a unit.

Where are Binghamton Living’s apartments?

Our rental inventory covers 32 Riale Avenue and 291 Riverside Drive in Johnson City, plus 8 Main Street, 11 Main Street, and 81 Court Street in Binghamton. The wider neighborhood guides are useful local resources, including places where we do not advertise apartments.

When can I lease a studio at 8 Main Street, and what does it cost?

The October 2, 2026 owner update describes four existing studios being renovated at 8 Main Street, with leasing from January 1, 2027. Rent and deposit are by inquiry; no numeric or relative price is confirmed here. Ask leasing about the exact studio’s finished terms and move-in readiness before applying or arranging a move.

Link to this question
What is planned at 81 Court Street, and when is it expected?

The October 2, 2026 owner update describes nine planned apartments and a planned fully renovated first-floor commercial storefront at 81 Court Street. Estimated rental availability is Q2 2028; this is a project estimate, not immediate availability. Apartment and storefront terms and pricing are by inquiry. Confirm progress and readiness before making commitments.

Are the displayed rents and availability a live inventory check?

No. The apartment pages use stored owner-supplied records. The Johnson City rents, deposits, availability and exact Zillow destinations still require present confirmation, and the planned 11 Main terms and timing are unverified. An elapsed stored availability date or an interior photograph does not establish present readiness. Contact leasing for the exact unit before applying.

How do I know whether an apartment is ready for my move?

Check the unit’s status and stated availability, then confirm your move-in date with leasing before applying. A construction or future-availability listing is a plan rather than proof that the apartment is ready. A leased unit is not an open rental.

Link to this question
What should I include when comparing rental costs?

Add utilities, internet, parking, insurance, transportation, and moving costs to the advertised rent. Ask for the unit’s written utility responsibilities and lease terms. Included heat does not establish that electric or every other expense is included.

How do I check pets, access needs, or a shorter lease?

Ask leasing about the exact unit before applying. Request written pet terms, describe the entrance or layout access you need, and provide your proposed lease dates. Assistance-animal accommodation requests are separate from ordinary pet approval. Furnishings and shorter leases require confirmation.

Applying and moving in

Tours, application links, screening, and lease review.

Should I apply now for a future or construction apartment?

Begin with an inquiry about your dates and the exact unit. 8 Main leasing starts January 1, 2027, with pricing and readiness by inquiry; 81 Court is inquiry-only with estimated Q2 2028 rental availability. 11 Main has no confirmed current move-in date. Wait for leasing to confirm readiness, written terms, acceptance of applications and an exact application destination before paying for screening.

What should I bring to an apartment tour?

Bring your questions, proposed move-in date, and any measurements needed for furniture or access. Inspect the actual unit, entrance, laundry, shared areas, and parking. Confirm appliances, utility responsibilities, and repairs. Keep identity and financial documents out of the general website inquiry form.

How do I check screening requirements or request an application accommodation?

Review the current application provider’s requirements and ask leasing about lawful charges, reusable reports, or an accommodation before submitting. If you use a Housing Choice Voucher, coordinate the proposed unit, paperwork, and inspection with your issuing authority. Confirm the unit’s screening charges and eligibility criteria before paying.

What should I confirm before signing and collecting keys?

Review rent, lawful charges, deposit terms, dates, notice requirements, roommates, pets, utilities, parking, and maintenance in the written agreement. Confirm key pickup and payment instructions directly with leasing, document the unit’s condition, and keep a copy of the lease.

For immediate danger to life or safety, contact emergency services. For property problems, follow any urgent maintenance instructions supplied in your lease or by leasing. Routine email is not an emergency service. Ask leasing for urgent contact instructions if you have not received them.

Moving to Broome County

Geography, public services, transportation, and address checks.

What are the Triple Cities, and which nearby places are outside Broome County?

The Triple Cities are Binghamton, Johnson City, and Endicott. Greene is in neighboring Chenango County. Deposit spans Broome and Delaware counties. Use the exact address and municipality when looking up services rather than assuming every place in a regional guide is in Broome County.

How do I find the right trash, recycling, water, and local service information?

Identify the city, town, or village for the complete address, then use that municipality’s service information. A mailing address or ZIP code does not establish the service provider. Ask the property owner which utilities are tenant responsibilities and whether water or wastewater uses municipal services or private systems.

How should I compare a commute to a campus or hospital?

Start with the specific building where you need to arrive. Binghamton University’s Vestal campus, Downtown Center, and Johnson City health-sciences buildings are separate destinations. Compare door-to-door travel at your normal hours, including walking, transfers, parking, evening service, and the return trip.

Which checks should I make for a specific address?

Verify municipal services, relevant school boundaries, utilities, internet availability, parking and snow rules, and mapped flood information. Inspect the unit and the route to its entrance. A neighborhood label alone does not establish school assignment, flood exposure, accessibility, or travel time.

Where should I start for parks, walks, and day trips?

Otsiningo Park and Binghamton’s riverfront are local starting points for outdoor planning. The carousel guide covers parks across the Greater Binghamton area. Robert H. Treman State Park is near Ithaca in Tompkins County, so allow for a separate day trip and check trail conditions before traveling.

Where can I plan an indoor visit or find current events?

Roberson Museum and Science Center is a local indoor option for art, history, and science. Use its visitor information for exhibits and any program reservations. The regional visitor guide, park operators, and individual venues are starting points for current events; check the organizer’s date and access information before going.

What should I check before visiting a park or attraction?

Check the operator’s current hours, seasonal opening, closures, admission, parking, reservations, accessibility, and pet rules. A park being open does not establish that its carousel or swimming area is operating. Choose facilities and routes that suit your group.

Parking and travel

Private-lot plans, municipal rules, and current transport resources.

Where can I check parking plans for 91 Front Street?

Check BinghamtonParking.com for current plans, prices, availability, and purchase instructions for 91 Front Street. Confirm your plan’s eligibility, access hours, card pickup, and renewal or cancellation terms with the operator before buying.

Link to this question
Does a private parking pass change street parking rules?

A private-lot plan applies to that lot and its terms. Street restrictions, municipal parking, and snow notices are separate. Check the municipality for the street where you intend to park, including posted signs and temporary restrictions.

Link to this question
What should I check about parking before choosing an apartment?

Confirm whether a space is included, separately leased, or dependent on street parking. Ask about assignment, access, guest parking, snow clearing, and charges in writing. Test the route between the parking location and your actual entrance rather than relying on a neighborhood label.

Where do I find current BC Transit and university bus information?

Broome County Transit publishes its routes, schedules, fares, and service notices. Binghamton University transportation resources cover university services, including OCCT and campus parking. Check eligibility and service calendars for each system, especially evenings, weekends, and university breaks.
