Downtown Binghamton apartments

Downtown sits between the rivers. 8 Main and 11 Main are filed as 13905. 81 Court Street is 13901 and is in rehab until late 2027 or early 2028.

Downtown Binghamton apartments are walk-ups and converted buildings on the Court Street and Main Street grid. 8 Main Street is a 1910 studio building, ZIP 13905, 460 to 500 square feet. 11 Main Street is a 1960 upper-floor two-bed, also 13905, with a 12-month lease and a deposit that matches the rent. 81 Court Street is an 1870 one-bed building, ZIP 13901, floors 2 through 4, in rehab until late 2027 or early 2028, with the same lease and deposit pattern. You can walk to dinner. You will still want a parking plan in winter.

The weekday restaurant list from Court Street is Lost Dog Cafe on Water Street, the everyday room where you can sit alone, Number 5, the firehouse steakhouse, Galaxy, the Court Street taproom, the Belmar, Italian across the bridge about a 10 to 12 minute walk, and Cyber Cafe West, the work-Wi-Fi room with a small kitchen. The everyday default is Lost Dog or Galaxy. Late is the taprooms. The Belmar is the 10 to 12 minute walk when you want a proper table. The next five are Hand and Foot, Water Street Brewing, Sake-Tumi, Tranquil, and Stone Fox. Monthly gated parking sits at 91 Front Street between the bridges.

Nights swing by block. Some streets stay calm. Others fill up when the bars turn over. Walk the block after dark if quiet matters. The apartments we lease downtown are 8 Main Street, 11 Main Street, and 81 Court Street.

Downtown is not a yard, not late-night food on every block, and not silence next to a bar. The same few blocks hold quiet brick walk-ups, loud Thursday nights, nurses grabbing coffee before a shift, and students who barely leave State Street. The question is which corner matches how you actually live. Listing photos never show 1 a.m. on a Saturday. Student furnished houses marketed as all-inclusive can work for the right group. They are a mismatch if you want a quiet 12-month lease, your own furniture, or a place that does not turn over every May. Morning starts earlier than the Instagram version. Court Street gets city workers, hospital staff cutting through, and people walking dogs before the cold hits. On a clear day the Chenango waterfront is a reason to live close in. Some streets stay calm enough that you hear your own keys in the lock. Others fill up when the bars turn over, so walk the block once after dark. Winter wins if you want shorter scrapes off the car and more things on foot. It loses if you need easy off-street parking every night. That parking question is where most people get blindsided. Street spots tighten, and paid lots add up. Decide residential versus student-furnished before the kitchen photo wins. Read who pays if something breaks. A good fit is walkable errands, couples or roommates who do not need a yard, hospital staff who hate a long commute in lake-effect snow, and BU students who want city energy without a West Side group house. Think twice if you need a driveway and a backyard, if you are a heavy sleeper next to a nightlife corridor, or if you need guaranteed free parking for two cars.

8 Main and 81 Court Street are older buildings. Those listings do not say heat is included. On a tour, ask what is included, where you park, the pet terms, and where laundry is. The historic-versus-new comparison stays on the blog. We do not lease a new complex.

The walkable core is roughly Court Street on the north, Susquehanna Street on the south, Washington Street on the east, and Carroll Street on the west. From 8 Main Street the BU Downtown Center is about a seven-minute walk, the courthouse about four, and the riverwalk about three. Court between State and Washington, and State between Court and Lewis, are the stretches people walk after work. We do not lease residential units above the Court Street bar row, and we do not put residential tenants on a ground-floor Front Street unit. The old page's downtown bands, confirm live, ran about $850 for a studio up to about $1,850 for a three-bedroom. We do not lease a three-bedroom. Compare the unit, not a blog number. Downtown is usually cheaper than Ithaca or Albany for the same bedroom count.
