The $45 is paid to Zillow for TransUnion screening: credit, background, and eviction. It is not a broker fee, not last month, and not a hold on the apartment. Paying Zillow, not us, keeps the fee in escrow and lets you reuse the same screening across landlords for 30 days. If you apply for more than one of our units in that window, the same application carries over.
Zillow does not charge tenants any application or service fee beyond the $45 screening. ACH for deposit and rent is free. E-signing is free.
We look at the whole application, not just the credit score. Strong rental history, a co-signer, or additional months of deposit can usually overcome a thin or rough credit file. Email leasing@binghamtonliving.com before you pay the $45 if you want to talk it through. We usually respond within 48 hours.
